Some conditions create temperature differences before their cause is obvious. Thermal imaging helps direct attention to those patterns so they can be considered alongside the property’s visible condition and other inspection information.

Temperature patterns help identify where additional observation or testing may be useful. The image provides a starting point for investigation, rather than an answer on its own.
Scan without opening finishes
The thermal scan is noncontact and does not require cutting into walls or ceilings. Separate testing or further investigation may still be needed to understand a concern.
Keep the findings in context
Pairing thermal images with ordinary photographs and explanations helps clients understand where a pattern was observed and why it received attention.

Thermal imaging has several uses in a home inspection. The areas evaluated depend on the selected service, safe access, and conditions at the property.

Moisture-related concerns
Moisture can change how a surface heats or cools. Thermal imaging may reveal patterns that warrant checking for water intrusion around ceilings, walls, windows, or plumbing areas.
A temperature pattern alone does not confirm moisture or identify the source of a leak. Moisture-meter readings and further evaluation may be needed to determine what is happening.

Insulation and air-leakage concerns
Under suitable conditions, temperature differences across walls, ceilings, and around openings can suggest insulation gaps or air leakage.
These patterns can help focus a closer review of areas affecting comfort and heat transfer. Similar patterns can also come from normal framing or other building features, so the image needs context.

Unusual electrical heating
Unusual heat at accessible electrical components may indicate a condition that warrants evaluation by a qualified electrician.
Electrical load, operating conditions, and the materials being viewed affect the interpretation. A thermal image alone does not establish whether the cause is a loose connection, an overloaded circuit, or another issue.
UNDERSTANDING THE IMAGE
The colors show temperature differences, not diagnoses.
A thermal camera detects infrared energy from surfaces and uses that information to create an image of apparent surface temperatures. Colors or shades make differences across the image easier to recognize. Surface materials and reflected energy can influence the readings.

Interpret the pattern
The inspector considers the pattern alongside its location, surface materials, visible conditions, and how the home’s systems are operating.

Does red always mean something is wrong?
No. In commonly used palettes, warmer areas appear yellow, orange, or red, while cooler areas appear purple or blue. Other palettes use different colors or grayscale.
The meaning depends on the image’s temperature scale and palette.
Red does not automatically mean danger, and blue does not automatically mean moisture.
FROM IMAGE TO OBSERVATION
A temperature pattern is the beginning, not the conclusion.
A useful thermal image needs context. The location, visible condition, supporting checks, and recommended follow-up help explain what the pattern means for the inspection.
For a suspected moisture concern, the thermal image can guide where to investigate. Appropriate moisture measurements help determine whether moisture is actually present.

Conditions matter.
Thermal imaging captures conditions at the time of the inspection. Sunlight, indoor and outdoor temperatures, recent weather, surface materials, and system operation can affect the patterns that appear.
Reflections can also make some surfaces appear warmer or cooler than they actually are. Electrical concerns may be less apparent when the relevant equipment is not operating under a meaningful load.
