Home inspection scope & limitations
Understand what your inspection and supporting measurements can tell you. Your signed agreement and inspection report describe the scope for your property.
Visible. Accessible. At the time of inspection.
A home inspection evaluates visible and accessible systems and components. Concealed areas, stored belongings and access restrictions can limit observations. An inspection does not predict future performance. Prepare for your inspection
What the tools can tell you
Thermal imaging
Records surface-temperature patterns. It does not see through walls or confirm hidden moisture by itself. Thermal imaging examples
Foundation elevation
Relative floor-height readings document conditions at the time of inspection. They are not an engineering evaluation and do not, by themselves, prove movement. Foundation documentation
Aerial roof documentation
Depends on weather, airspace, access and safe operation. Images supplement the inspection and may not show every roof condition. Aerial roof documentation
Yard grading
Relative measurements add context to slope and drainage observations. They are not a boundary survey, drainage design or flood determination. Yard grading examples
